1-CONCEPT DESIGN

Review the Client design brief and agree on the Client’s objective and development goals.
Analyze the Client’s needs, with the Client and any consultant hired by the Client, in order to define the program, functions, priorities, services, quality of finishes and budget.

Confirm other requirements and constraints of design style
Provide initial furniture layout plan
Provide reference images of selected areas to illustrate the design intent
Present the concept design
Client to sign off Concept Design phase before next design stage will be started
Revise concept based on comments from Client

2-SCHEMATIC DESIGN

Develop Schematic design and prepare more detailed design features as required to illustrate the design intent
Develop the design from the approved Concept Design

Prepare preliminary materials and finishes selection proposed for main areas.
Develop furniture layout plan
Provide color floor plans
Provide mood boards of selected areas to illustrate the design intent.
Review the constraints of the intended design with nominated engineers
Provide internal perspectives (3D’s) of the key areas
Client to sign off Schematic Design phase before next design stage will be started

3-DESIGN DEVELOPMENT

Develop Basic Design drawings of all areas and prepare details and design features such as lighting plan, tiling plan, ceiling plan, fixed cabinets, bathroom details, final materials.

Revise layouts and finishes based on Client’s comments
Coordinate and integrate the work for building service engineers and other specialist consultants into design
Finalize internal perspectives (3D’s) of the key areas
Client to sign off Design Development phase before next design stage will be started

4-TENDER DRAWINGS

Produce and provide full set of Tender/Construction Drawings, including schedule of finishes and specifications, to QS for calling tender. Develop and prepare final layouts, details, sections and design features as required to illustrate the design. Prepare final internal finishes and materials boards (flooring, ceiling, walls, fixed light fittings, ironmongery, sanitary ware) for approval including final perspectives of specific areas. Revise and adjust design if cost implication shall appear as result of tendering. Produce and issue Construction Documentation, including construction drawings and specifications. Assist the Client to reply tender queries Provide all necessary fixed ID details, including plans, elevations, sections, internal door and fixed glass schedule.
